Market Analysis: Costa Brava & Girona 2019

After two general elections in nine months, Spain now has its first ever coalition Government, made up of the Socialist Party (PSOE), headed up by Pedro Sánchez, and Unidas Podemos with its leader Pablo Iglesias. The new coalition will hopefully bring some level of stability after a fairly turbulent year politically and will be addressing political, territorial and social dimensions, which could be challenging but could see some positive outcomes.

Girona City

Average Sales Prices – Girona City

Average property prices in Girona City registered a significant annual increase of 15.3% in December 2019, ending the year on €2,217 per square metre. Since December 2014 prices in Girona City are up by 17.8%. (Idealista, resale property prices)

Average Rental Prices – Girona City

Average rental prices in Girona City showed an annual increase of 11.5% in December 2019, ending the year on €9.8 per square metre. (Idealista)

Volume of Sales – Girona City

The number of sales transactions in Girona City in the first nine months of 2019 (794 sales) decreased by 12.2% compared to the same period in 2018 (904 sales). Compared to the first nine months of 2014 (407 sales) the number of transactions has almost doubled but it is still just over 31% below the same period in 2007 (1,204 sales). New Homes Sales – Girona City

Sales of new homes in Girona City represented 9.4% of the total number of sales in the first nine months of 2019, a larger proportion than in the same period in 2018 (8.1%). The proportion is significantly smaller than in the first nine months of 2007 when almost 39% of the total sales were for new homes. (Ministry of Development, Spain)

Begur, Costa Brava

Average Sales Prices – Begur

Bucking the national trend of price rises, average property prices in Begur registered an annual decrease of 1.1% in December 2019, ending the year on €2,747 per square metre. Average prices in the neighbouring areas of Castell-Platja d’Aro, Lloret de Mar, Palamós and Sant Feliu de Guíxols all increased, ending the year on €2,885 per square metre (1.4% increase), €1,924 per square metre (0.4% increase), €2,376 per square metre (2.8% increase) and €2,158 per square metre (1.6% increase) respectively. All areas have seen property price increases since December 2014, with the biggest rise in Palamós, where they have risen by just over 23%, and with prices up by 5% in Castell-Platja d’Aro, by 3.4% in Lloret de Mar and by 6.7% in Sant Feliu de Guíxols (Idealista, resale property prices)

Volume of Sales – Begur

The number of sales transactions in Begur in the first nine months of 2019 (106 sales) decreased by 7% compared to the same period in 2018 (114 sales). Compared to the first nine months of 2014 (98 sales) the number of transactions has risen by just over 8% but it is still almost 21% below the same period in 2007 (134 sales). New Homes Sales – Begur

Sales of new homes in Begur represented 7.5% of the total number of sales in the first nine months of 2019, a larger proportion than in the same period in 2018 (5.8%). The proportion is notably smaller than in the first nine months of 2007 when just over 25% of the total sales were for new homes. (Ministry of Development, Spain)

Average Sales Prices – Castell-Platja d’Aro

Average property prices in Castell-Platja d’Aro registered an annual increase of 1.4% in December 2019, ending the year on €2,885 per square metre. Since December 2014 prices have gone up by 5%. (Idealista, resale property prices)

Volume of Sales – Castell-Platja d’Aro

Bucking the national trend of sales decreases, the number of transactions in Castell-Platja d’Aro in the first nine months of 2019 (418 sales) increased by almost 28% compared to the same period in 2018 (327 sales). Compared to the first nine months of 2014 (270 sales) the number of transactions has risen by almost 55% and it is now also surpassing the number of sales in the same period in 2007 (334 sales), by just over 25%. New Homes Sales – Castell-Platja d’Aro

Sales of new homes in Castell-Platja d’Aro represented 24.2% of the total number of sales in the first nine months of 2019, a significantly larger proportion than in the same period in 2018 (8.9%). The proportion is also larger than in the first nine months of 2007 when just under 22% of the total sales were for new homes. (Ministry of Development, Spain)

Volume of Sales – Girona Province

Again, against the national trend, Girona Province saw the number of sales transactions rise in the first nine months of 2019. Year-on-year the number of sales transactions registered an increase of 4.3% but it is still almost 31% below the number of sales in the same period in 2007 (12,840 sales). Compared to the first nine months of 2014 the number of transactions in Girona Province in the same period in 2019 has risen from 5,627 to 8,908, an increase of just over 58%. Sales of new homes in Girona Province represented 7.6% of the total number of sales in the first nine months of 2019, a larger proportion than in the same period in 2018 (6.5%). The proportion has reduced significantly since the first nine months of 2007 when almost 38% of the total sales were for new homes. (Ministry of Development, Spain)

Prime Sales – Girona Province

Latest official data shows that the number of prime market sales transactions (over €900,000) in Girona Province in the first six months of 2019 (for which data is available) increased by 12.5% compared to the prime sales in the same period in 2018, but there are still very few transactions at this level – the annual half-yearly increase was from 40 to 45 sales. The number of prime sales in the whole of 2018 (79 sales) has almost doubled compared to the number of prime sales in the whole of 2014 (44 sales). (Ministry of Development, Spain)

Value of Sales – Girona Province

The total value of sales transactions in Girona Province in the first nine months of 2019 (€1.38 billion) increased by 6.6% over the amount of trading in the same period in 2018 (€1.29 billion). Compared to the first nine months of 2014 (€0.86 billion) the total value of sales transactions has increased by almost 60% but it is still just over 50% below the total value in the same period in 2007 (€2.78 billion). Tourism & Foreign Buyers, Costa Brava & Girona

The number of passengers arriving at Girona airport in 2019 was just over 1.9 million, showing a decrease of 4.4% over passenger arrivals in 2018. This is largely due to Ryanair reducing its service in Girona. (Aena)

International tourism in Catalonia in the first eleven months of 2019 increased by 0.8% over the same period in 2018. Catalonia hosted almost 18.4 million international visitors in the first eleven months of 2019. (INE)

Foreign buyers in Girona Province accounted for 27.6% of the total sales in the third quarter of 2019, a larger proportion than in both the third quarter of 2018 (26.8%) and the whole of 2012 when they accounted for just over 25%. (Spanish Land Registry)
