Lloret de Mar, Costa Brava – Market Analysis

The lively town of Lloret de Mar on the beautiful Costa Brava is proving increasingly popular with both international and national buyers.

The bustling town of Lloret de Mar is located on the southern end of the beautiful Costa Brava coastline in Spain’s Catalonia region, between the resorts of Tossa de Mar and Blanes. It is just 40km from Girona and its international airport and 75km from Barcelona.

The town is popular with both international tourists and property buyers, largely due to the surrounding area’s natural beauty and exceptional beaches, which offer crystalline shallow waters – many of which have been awarded with the Blue Flag certification. The area is also home to the PGA Catalunya Resort, Spain’s No.1 ranked golf course and one of Europe’s most prestigious new golf resorts.

The region is increasingly popular with visitors as is shown by the latest official data from Spain’s National Institute of Statistics, who registered a rise of 0.8% in international tourism in Catalonia in 2019 over the same period in 2018, with the region hosting almost 19.4 million visitors throughout the year. According to Aena, the number of passengers arriving at Girona airport in 2019 was just over 1.9 million.

Latest data from the Spanish Land Registry shows that foreign buyers in Girona Province accounted for just over 28% of the total sales in the last quarter of 2019, a larger proportion than in both the last quarter of 2018 (just under 25%) and in the whole of 2012 when they accounted for just over 25%.

Lloret de Mar – property sales and rental prices

Since December 2014, around the start of the property turnaround, average property prices in Lloret de Mar have remained fairly steady, rising by just 3.4%, from €1,860 per square metre in December 2014 to €1,924 per square metre in December 2019, according to property portal Idealista, who base their data on resale prices. However, prices are still 16% below those in December 2010, when they averaged €2,285 per square metre, showing there is still a lot of potential for increased prices.

When looking at rental prices, Idealista registered an increase of 10.4% when comparing average rental prices in January 2019 (€8.6 per square metre) with those in January 2020 (9.5% per square metre). Average rental prices are 25% higher than they were in January 2014, when they averaged at €7.6 per square metre.

Lloret de Mar – volume of sales transactions

Bucking national trends, the number of transactions in Lloret de Mar in the first nine months of 2019 increased by 25% compared to the same period in 2018, with sales up from 403 to 502, according to the Spanish Ministry of Development. It is also up, by 67%, when compared to the first nine months of 2014 (300 sales). However, it is still 35% below the number of sales registered in the same period in 2007 (777 sales).

The number of sales transactions of new homes in the first nine months of 2019, however, showed a decrease, of 5%, when compared to the same period in 2018. It is also below the number of sales registered in the same period in 2014, down by 14%, and is still significantly below (94%) the number registered in the first nine months of 2007.
