Dils Lucas Fox increased its transaction value by nearly 13% in 2025, driven by growth in Spain’s prime residential market and strong results in Madrid.

Dils Lucas Fox, the Dils Group’s pan-European platform in Spain specialising in strategic advisory, sales and investment within the prime and super-prime residential market, closed 2025 with transaction value growth of nearly 13% compared with the previous year.

This performance came during a year characterised by strong momentum in the prime segment, Madrid’s growing appeal as an investment destination for high-net-worth buyers, and the strength of both domestic and international demand.

During the year, transactions above €1 million increased by 36.9%, while those exceeding €2.5 million grew by 30.3%, further strengthening Dils Lucas Fox’s position in the prime and super-prime segments.

Madrid was one of the company’s strongest-performing markets during the year. In 2025, Dils Lucas Fox increased its revenue in the capital by 229.8%, while transaction value rose by 181.1% compared with the previous year. This growth was driven by increasingly active demand in the prime segment and rising interest from buyers seeking primary residences in established and exclusive locations.

In terms of buyer profile, international clients represented 58.25% of the total, compared with 41.75% Spanish buyers. French buyers accounted for the largest proportion of international clients, at 8.31%, followed by US buyers at 7.99%, Dutch buyers at 6.50%, and British and German buyers at 5.01% each. These figures confirm Spain’s continued appeal among high-net-worth international buyers.

This was accompanied by a clear preference for primary residences. Main homes represented 56% of transactions, compared with 29.3% for second homes, reflecting a luxury residential market increasingly driven by personal and family projects. On the Costa del Sol, for example, primary residences account for 96% of purchases, while in the city of Barcelona they represent 79%, according to the latest data from the Dils Lucas Fox 2026 Market Report.

Madrid maintains its momentum at the beginning of 2026

This positive performance continued during the opening months of 2026. In the first quarter, Dils Lucas Fox Madrid recorded a total sales value of €38.35 million and an average transaction price of €2.02 million.

This average was more than five times higher than the estimated average residential transaction value across the Community of Madrid, which stood at approximately €393,000 in 2025, based on the average price per square metre and average property size published by the Spanish Association of Property Registrars.

The figures confirm the company’s differentiated positioning within Madrid’s premium residential market, supported by strong international demand. International buyers represented 42% of its transactions during the first quarter of the year, compared with approximately 14% to 18% across the Spanish market as a whole.

Strengthening the pan-European platform through the integration of Lucas Fox into Dils

The 2025 financial year was also marked by significant corporate milestones for the group. Dils’ entry into Spain through the acquisition of Lucas Fox represented a strategic step in the creation of a pan-European real estate platform capable of combining local talent, in-depth market knowledge and an increasingly broad and international range of services.

This new phase provides Dils Lucas Fox with an even stronger and more comprehensive structure from which to support its growth and reinforce its position across the leading premium residential markets.
