Destination districts: Salamanca

We take a look at stylish and sophisticated Salamanca, Madrid’s most desirable district for home hunters.

Distrito de Salamanca, Madrid

Stylish and sophisticated, Salamanca is undoubtedly one of the most desirable districts in Madrid. Located a short walk from the beautiful Retiro park in the very heart of the capital, this quiet upscale neighbourhood offers beautiful architecture, fine dining, designer shopping and prime real estate.

In the late 1850s Salamanca was a highly populated region with around 300,000 inhabitants. However, the city was still enclosed within the defensive wall built in 1625 by King Felipe IV, which stifled growth in the city. There are now around 150,000 residents living in the district. Many of the opulent buildings were built in the 19th Century under the eye of the Marqués de Salamanca who gave the neighbourhood its name. The district is sometimes compared the Upper East Side in New York, thanks to its exclusive Golden Mile shopping district in and around the Calle de Serrano, Calle de Goya and Calle de Velázquez.

Due to its unbeatable strategic location, top class amenities and beautiful architecture, properties in Salamanca are the most expensive per square metre in Madrid (between €5,000 and €7,000 on average but can go significantly higher). According to Lucas Fox’s latest market reports, prices in Salamanca have increased by just over 10% in the last year, proving its excellent investment potential as well as its desirability.
