Although Royal Decree 1312/2024 has been in force since January 2, 2025, the mandatory use of the registration number begins on July 1, 2025. From that date, any listing without this identifier will be in violation of the regulation, and the owner may face financial penalties.

How to register your property?
You can register your property for temporary rentals in two ways:

1. Online registration
Access the electronic office of the College of Registrars at http://sede.registradores.org.
Steps:
Log in to the electronic office.
Access the telematic submission system.
Complete the application form for the registration number.
2. In-person registration
Go to the Property Registry corresponding to the mortgage district where the property is located to complete the process in person.
Information and documentation needed
To complete the registration, you must provide:
Property address.
Details of the applicant or their representatives.
Indication of the Unique Registry Code.
Cadastral Reference.
Clarification of the type of rental: entire property or by rooms.
Maximum number of tenants.
