Ibiza Real Estate Market Report Q1 & Q2 2017

The Lucas Fox Ibiza Market Report for the first half of 2017 shows a decrease in British interest following Brexit with the predominant interest now coming from the French, Germans and Dutch.

Here are some of the highlights from the Ibiza Market Report for Q1 & Q2 2017:

  • According to the National Institute of Statistics, the average number of sales transactions per month in the first half of 2017 on the Balearic Islands (which includes Ibiza) was 1,381, up from an average of 1,150 in the first half of 2016, showing an annual growth rate of 20%.
  • According to property portal Idealista, property prices on the Balearic Islands averaged at €2,395 per square metre at the end of June 2017, up €301 from the average at the end of June 2016, showing an annual growth rate of 14%. Average prices in Ibiza Town showed an annual growth rate of 28%, ending the half-year on €4,966 per square metre.
  • According to Fotocasa, average rental prices in Ibiza Town showed an increase of 18%, ending the first quarter of 2017 on €14.4 per square metre.
  • All of Lucas Fox buyers in the first 6 months of 2017 were looking to purchase property as a secondary residence.

“The French, Germans and Dutch continue to be the dominant nationalities amongst enquiries on Ibiza as British interest declines following Brexit. The Germans and the Dutch tend to be focused more on investments whilst the French are currently looking for second homes. New Developments continue to be the most popular type of product with all nationalities.
