For those looking to escape from the city but wanting easy access to all it offers, the bustling and cosmopolitan seaside towns of Gavà Mar and Castelldefels are excellent options. Both towns are a short drive south from the centre of Barcelona and its airport, and are becoming increasingly popular among commuters, international families and those seeking to invest in property or buy a second home.
Gavà Mar combines the best of two worlds: a coastal town with shopping malls, excellent restaurants, vibrant bars and renowned international schools whilst also being surrounded by nature including the stunning Garraf National Park. Castelldefels is an idyllic beach town boasting golden Mediterranean beaches and impressive mountains that surround the bay, ideal for a relaxed and scenic way of life.
Properties are situated either directly on the seafront, or just a short walk away. Residents can enjoy sun, sand and clear, warm waters all year round thanks to the region’s mild climate. The golden beaches of Castelldefels extend for 12 kilometres and include dunes, wooded areas and well-serviced sections as well as the Olympic sports facilities at the Canal Olímpico for sailing, kite-surfing and wakeboarding. With regards to the property market in these two areas, according to the Generalitat de Catalunya, the number of sales transactions in Castelldefels and Gavà (which includes Gavà Mar) in the second quarter of 2018 increased by 8% and 5% respectively over the same period in 2017.
Property portal Idealista shows that average prices in Castelldefels and Gavà in the third quarter of 2018 both registered increases compared to those at the end of the third quarter of 2017, ending the third quarter of 2018 on €3,407 (a 12% increase) and €2,951 per square metre (a 13% increase) respectively.
Average rental prices in Gavà increased significantly in the first 3 quarters of the year – up by 37%, ending the third quarter on €17.9 per square metre. Average rental prices in Castelldefels showed a less significant increase, of 1%, ending the third quarter on €14.6 per square metre, according to Idealista.
