This impressive hotel property is set in a large plot of 16.80 hectares of which approximately 11 hectares is forest where there are  oak, cork oak, pine and eucalyptus trees.

THE HOUSE:

Large Country House mansion over several floors. Inside there used to be a chapel dedicated to St. Helena.

THE HOTEL:

The space occupied is approximately 1,200 m2 plus an annex building of 200 m2. 

On the ground floor of the main building there is a reception area, lounge with fireplace, meeting room with capacity for 14 people, kitchen, storage, public toilets, office, restaurant with 40 covers, two standard rooms, one suite and a covered terrace. Total 670 m2.

On the first floor there is the library lounge, distributor, seven standard rooms and two suites. Total 532 m2.

In the annex building there is the warehouse, laundry, machinery room, cold storage and freezing, and housing for service, total 200 m2.

Of all the 12 rooms there are 2 suites above 50 m2., one with terrace and one with terrace and garden. Two double rooms above 25 m2., and the others are about 20 m2. All rooms are equipped with bathroom, shower or bath tub.

The category assigned to the hotel is 4 stars. It has all new facilities, heating, air conditioning, cabling and WIFI internet, cable TV, fully equipped kitchen, f and outdoor pool of 14 x 6 meters. The house is surrounded by a garden in excess of 4,000 m2, and also an orchard of 3,000 m2., which is intended to be used by the hotel.

ACTIVITY:

The property has been used as an hotel since December 2000.

In 2005, there was overall room occupancy of 50% and a total of 30 business meetings.  In 2006 there was a turnover of almost €500,000 and 45 business meetings.  In 2007 the turnover was virtually the same as in 2006, and the number of company meetings was 58.

All this is due to the good situation of the property. It is located 6 km from the AP7 motorway (Barcelona-France), 50 km from Barcelona, 50 km from Girona, 40 Km from Girona airport and 75 km from Barcelona airport. It is 4 km from the town of Sant Celoni and it is at the entrance of the Natural Park of Montseny.

After lengthy negotiations with the City Council and the Town Planning authorities, the owners have obtained an affirmative answer to a proposed extension of the house, justified by the performance from the hotel. Therefore it would be possible to offer more sports and leisure facilities, and on the other hand more business meetings and expansion of the capacity of the rooms.

The total area granted in the expansion of new construction is 528 m2. Opportunity to create three interconnected buildings integrated in the landscape and the current farm: a spa of 150 m2. A room for meetings or events of 100 m2, and 250 m2 remaining for 6 new suite rooms. Also expand the restaurant and installation of a tent for banquets.

All this would enhance the services of the hotel, and the estimate is that in two years it would bring the turnover to double that of today.
